有专家近日称，有近1000万中国富人打算移居澳洲，对澳洲人生活方式的向往是他们选在在墨尔本郊区购置房产的重要原因。

一般而言，距离私立学校和CBD近的郊区是最受欢迎的，其中Toorak、Brighton、Hawthorn、Albert Park、Middle Park和Deepdene几个地区的房产需求非常旺盛。

目前，在澳洲，由海外买家购买的3.6万套公寓正在建设当中，其中一半以上在墨尔本，并且其中一些楼房全部由海外买家买下。

进来，因担心海外富人（尤其是来自中国的富人）在墨尔本和悉尼等地大量购置房产推高当地房价，澳洲议会正在对那些所有权为海外人士所有的住宅物业进行调查。First National Real Estate房产经纪公司的邦恩（Stewart Bunn）在20日的听证会上称，在墨尔本、悉尼和昆州的高端房产市场，住宅物业的购买者有1/4来自中国大陆。

亚洲投资集团CLSA呈交的一份研究报告显示，中国最富有的7000万人中，近半想要移民，其中有1000万想要移民澳洲。

资深分析师约翰斯顿（Andrew Johnston）说：“两大主要原因是澳洲清洁的环境和更好的教育条件。”

他称，澳洲房地产借助这两点因素获得了巨大的收益，同时也推动了过去两年的投资增长。因为在澳洲，海外人士投资新房产是没有限制的，但是如果他们有签证，就只能购买已经建好的房子。一旦签证将要到期，他们还有6个月的时间去出售房产。

邦恩称，在买房的时候，房产经纪人发现一些海外买家会在他们的签证情况上撒谎，并不把8.5万元的罚款当做一回事。

瑞银澳洲（UBS Australia）首席经济师哈斯莱姆（Scott Haslem）也指出，澳洲的一手房买家想要在墨尔本CBD和悉尼CBD买新建房产是“一定”会遇到来自亚洲买家带来的更大的竞争压力的。
