THE subprime credit crunch has not yet hit home in Sydney's prestige suburbs, with a record $47 million-plus paid for an eastern suburbs harbourfront house.
No one is saying which of the 200 waterfront homes has taken the honours. But strong speculation surrounds the possible sale of the year's most prestigious listing, Coolong, the Vaucluse beachfront house of the Allco founder David Coe, which had $40 million-plus hopes.
The Sydney record has stood at $32.4 million since March when Craig-y-Mor, a non-waterfront Point Piper house, sold to a Chinese businessman.
Despite the international sharemarket gyrations, there has been no shortage of money market players looking for property, including Ivan Ritossa, global head of foreign exchange at Barclays Capital.
There have been four sales above $20 million this month including the Camp Cove beachfront property bought for about $27 million by Vaughan Blank, the former Sydney head of the Swiss commodities trader Glencore. The smallgoods merchant Paul Lederer and wife, Eve, also spent about $27 million in Point Piper.
The rumour mill on record sales has also homed in on Darling Point, although three "most likely" $40-million-plus home owners have denied any sale.
Even away from the harbour, records are being set, with Surry Hills and Summer Hill showing spring selling season momentum.
On Bourke Street, Surry Hills, a terrace has been sold for a record $2.34 million.
"The neighbouring terrace sold last year for $2.01 million was very similar, so we are very happy with that result in this market," the selling agent, David Servi, said.
There were eight registered bidders, with three seeking to upgrade from elsewhere in Surry Hills.
A five-bedroom 1880s Summer Hill residence has been sold for a record $2.03 million, bettering the suburb's record of $1.8 million.
The auctioneer Nicholas Lyell accepted bids that progressed $90,000 above its reserve price. It last sold for $650,000 in 1997.
