合约是一份有效的法律文件。一经签署，双方便要遵守合约里面条款的内容和精神。
该合约虽然不是澳洲政府官方的版本，但是仍然有法律上的效力。
如果你想提早退租，你需要和对方商讨，尽快达成一个协议。否则，对方是有权依据合约的条文，向你追讨损失的事宜。
